Step 1: Your Insurance Company sends out an adjuster.
(TIP) If you
already have a contract for the repairs in your hand, you have the advantage of
knowing what the real REPLACEMENT costs are when you speak with the adjuster.
Step 2: The adjuster sends you a scope of work for the
repairs minus your deductible.
(TIP) The
job of the adjuster is to give you a depreciated amount. Remember they work for
the Insurance Company!
Example: Your roof is 10 years old. They want to give you a
fraction of the costs because you have already used 10 years of the 20 year
shingle. The reason for this is because many people take the money and do not
complete the repairs. Your contractor should fax the contract directly to them. This shows them that you
are having the damage repaired. After the job is completed the contractor will
send a Completion Certificate signed by you proving that the work was
completed. Your insurance company then sends you a check for the depreciated
value. In most cases your Mortgage Company will also be listed as the payee. It
is very important that your Mortgage holder knows the repairs have been
completed.
